When Insurance Pays — and When It Doesn't
Texas homeowner's insurance is built around sudden, accidental damage from covered perils. Hail and wind are the two big ones in North Texas. Falling trees, fire, and lightning also qualify. Insurance does not cover:
- An old roof that's just worn out.
- Damage from poor maintenance or known leaks left unrepaired.
- Cosmetic-only damage in some policies (read the fine print).
- Roofs with manufacturer defects (those go through the warranty).
RCV vs ACV — The Most Important Word in Your Policy
Replacement Cost Value (RCV) pays what it actually costs to put on a new roof today, minus your deductible. Actual Cash Value (ACV) pays the depreciated value of your old roof — for a 15-year-old shingle roof, that might be 30 cents on the dollar. ACV policies are common on older homes; check your declarations page now.
How the Texas Hail Claim Process Works
- Storm hits — note the date and time.
- Schedule a free roof inspection with a local roofer (we recommend us).
- If damage is found, file a claim with your insurer.
- Insurer assigns an adjuster who will inspect within a few days.
- Roofer meets adjuster on the roof — this matters; lots of damage gets missed otherwise.
- Adjuster issues a scope of loss with a payment estimate.
- Insurer pays ACV portion minus deductible.
- Roof is replaced — work scheduled.
- Final invoices submitted — insurer releases recoverable depreciation.
Common Mistakes That Cost You Money
- Filing without an inspection first. If there's no damage, you've added a claim to your record for nothing.
- Hiring a storm chaser — they leave, and your warranty leaves with them.
- Letting the adjuster inspect alone. A real roofer will catch damage adjusters miss.
- Accepting the first scope of loss. Initial scopes often miss flashing, decking, and code-required upgrades. We file supplements.
- Waiting too long. Most policies require reporting within one year.
Class 4 Roof Discount
Most Texas insurers offer a 10–30% discount on the roof portion of your premium if you install Class 4 impact-rated shingles. Worth asking your agent about before you replace.
